Abstract

Boarding house rental prices are influenced by internal and external factors, with environmental aspects such as distance to campus, road access, and nearby facilities playing a key role. This study examines how these environmental factors affect rental prices using the Mamdani fuzzy logic method. Data were gathered through interviews and observations of a boarding house on Jl. Bendungan Sutami, Malang City. The input variables include distance to campus, road access, and surrounding facilities, while the output variable is the rental price. The fuzzy logic model was implemented in MATLAB to provide more objective and systematic predictions. Results show that the Mamdani fuzzy model can estimate rental prices with a 92% success rate, based on the Mean Absolute Percentage Error (MAPE). These findings suggest that fuzzy logic is a reliable method for determining rental prices, allowing for better decision-making by considering key environmental factors in a structured and accurate way.
