To describe exit strategy in property development service industry and describes how property corporations make decisions and how important it is to implement contingency leadership in XYZcompanies.Methodology It is included as descriptive method with qualitative approach. The data collecting used a semi-structured interview and analyzed with the following steps description, data reduction, and data presentation, and verification. The subject of this study is XYZ Company.Research findings: the evaluation of declining apartment sales has occurred since 2018 because the property market started to get saturated, this condition was exacerbated by the Covid 19 pandemic in 2019 and an exit strategy can occurred because the contingency leadership is not existed.Theoretical Contribution: This study contributes to the literature by providing new information about it and the mechanisms for selecting it. This study can be the basic policy to exit energy in particular company.This study only focuses the exit energy concept in XYZ company.
